Gone are the days when building a house was everyone’s dream. Nowadays, with high-rise apartments offering a convenient alternative, most home owners prefer them over houses. While the advantages of living in an apartment complex are indisputable, it comes with its fair share of disadvantages too – lack of privacy, noise and the absence of a private garden. An apartment is built by the developer, so all you need to do is design the interiors. In comparison, the process of building one’s own house can be tiring, but the result is well worth the effort. If you have a small plot of land and are contemplating whether to build a house, looking at some modern house floor plans will get you started with deciding on everything you need to include in your home.
Should you build a single-storey house or one with two floors? Do you need an extra bedroom or would you rather use that space for a garden or terrace? Will there be enough place for a garage or will you have to park under a covered carport? To make these decisions simpler for you, we present some Indian house plans in 3D. Browsing through such unique house designs plans will help you to visualize the layout of your house. You can even show the one that you like to an architect, so that it’s easy for him to understand your preference for a layout.
Let’s start with a simple two-bedroom house that is built on a single level. If the plot is narrow and long, the house should be designed to suit the shape of the plot. The entrance door leads into an elongated hall set in an open plan. It has the living area, the dining room in the centre and an open kitchen at the back. A door leads from the living room to one of the bedrooms, while the entrance to the master bedroom is near the dining room. Both the bathrooms have attached baths. In this small house plan, the master bedroom is slightly larger than the second bedroom and has a separate dressing area, besides a bigger bath. Small green areas are created on both sides of the house. These patches of greenery can be seen from the bedroom windows.

In the long list of innovative home design plans, this is another layout for a simple two-bedroom house. Here, the living room and dining area are set in an L-shaped design. The enclosed kitchen is in the corner. The kitchen is tiny, but has the cabinetry and workspace arranged in a U-shaped layout to optimize space utilization. Both the bedrooms are almost identical in size and are mirror images of each other. They have attached bathrooms set along the outer wall for privacy.
Three-bedroom houses are the most popular among modern Indian families as they provide a bedroom each for the parents and the
children, besides an extra room for guests. However, when you are discussing simple house plans with your architect,
you might have to make a few compromises to accommodate everything you need
into the small house. In this three-bedroom house plan, the open design is
followed in the social spaces – the living room, dining room and kitchen. The
master bedroom is set farthest from the social spaces to offer maximum privacy,
and it has an attached bath. The children’s room and guest bedroom share a
bathroom as the space available for an extra bathroom is used to create a
laundry area off the kitchen.
Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.
